Most tank failures announce themselves well before they happen. Here’s how to read what yours is telling you.
No Hot Water at All
Electric: usually a tripped high-limit reset (the red button on the upper thermostat), a failed heating element, or a dead thermostat. If the reset button trips again after you push it, stop pushing it — something is causing it, and that something is the actual repair.
Gas: usually the pilot or igniter, a failed thermocouple, or a gas control valve at the end of its life. A thermocouple is a modest part with a big effect.
Hot Water Runs Out Too Fast
You used to get two showers, now you get one. Three likely causes: sediment sitting in the bottom of the tank taking up volume that used to hold water; a failed lower heating element on an electric unit (the upper one still works, so you get some hot water, just not much); or a dip tube that’s cracked and dumping cold water straight into the top of the tank where the hot water lives.
The dip tube one is worth knowing about, because it feels exactly like a dying tank and it usually isn’t.
Popping, Rumbling or Banging
Sediment. Water gets trapped underneath the layer at the bottom of the tank, flashes to steam, and forces its way up through it. That’s the noise.
It’s not dangerous on its own. But it means the burner is heating sediment instead of water, which wastes energy, and it means the tank floor is running hotter than it was designed to — which shortens the life of the tank. It’s a flush.
Water Around the Base
Find out where it’s coming from before you assume the worst:
- From a fitting or connection at the top — usually straightforward.
- From the T&P valve — could be a failed valve, could be excess pressure in the system (see thermal expansion, below).
- From the drain valve at the bottom — often just needs replacing.
- Seeping from the tank itself — that’s the one. A tank leaking from its own body cannot be repaired. It’s a replacement.
If you can’t tell which, shut the water off and call.
Rusty or Discoloured Water
Run the cold tap. If the cold water is clear and only the hot is rusty, the corrosion is inside your water heater — and it usually means the anode rod is exhausted and the tank has started to go. Catch this early enough and an anode rod replacement can still save the tank. Leave it and you’re buying a new one.
Rotten Egg Smell
Sulphur bacteria reacting with the magnesium anode rod. It’s unpleasant, not dangerous. A flush plus swapping the standard magnesium rod for an aluminium-zinc rod usually ends it for good.

Your Water Is Probably Softer Than You've Been Told

The Anode Rod Decides How Long Your Tank Lives
Here’s what almost nobody will tell you, because it isn’t a big-ticket job.
The inside of your tank is steel. Steel and water do not get along. The only thing standing between them is a sacrificial anode rod — a metal rod that is designed to corrode instead of your tank. When it’s used up, the tank starts corroding. That’s when you get rusty hot water, and that’s when the clock starts.
An anode rod is a cheap part. Replacing it at the right moment is the difference between a tank that lasts eight years and one that lasts fifteen. It should be checked every few years and swapped when it’s spent.

At 6,035 Feet, Your Gas Tank Recovers Slower Than the Label Says
Colorado Springs sits at about 6,035 feet. Gas appliances lose output in thin air — a reduction of roughly 4% per 1,000 feet is the standard rule of thumb, which puts us somewhere around a 24% reduction in real-world output.

Water Heater Replacement in Colorado Springs
When a tank does need replacing, a few things are worth getting right rather than doing a straight like-for-like swap.
Sizing for our conditions. Because of the altitude derate and our cold winter inlet water, a tank that was adequate at sea level may be undersized here. Household size matters more than square footage.
Thermal expansion. Most Colorado Springs homes are on a closed system with a check valve or pressure-reducing valve at the meter. Heat the water, it expands, and with nowhere to go the pressure climbs — which is what pushes the T&P valve open and shortens the life of everything downstream. An expansion tank handles that.
